Termination surveys (Dilapidation’s)
A well known shopping centre in the centre of Bedford with an office block built into and above it
I acted on behalf of the head lessee (a trust) at the termination of this lease.
The property had been sublet to a number of lessees. The property is a significant office block above the Harpur Shopping Centre in Bedford
I have prepared a number of schedules of dilapidation’s for Bedford Borough Council as landlord, mainly on industrial units. The schedules are undertaken in RICS ‘scotch schedule’ format that the Landlord has adopted as it’s standard format
Some dilapidation’s have been for multiple units like this. In these cases the schedules can depend on whether the landlord wants the units to remain as one lease (as this one did), or in some cases such circumstances could involve two completely separate leases, and units to revert to individual concerns
Dilapidation surveys have been for both commercial premises and industrial premises. It includes offices, shops, industrial units, starter units and even car parks. This shop is one of two surveyed for dilapidations in the same block for the same landlord
