Head lease termination survey

Offices above shopping centre in Bedford

The client was the head lessee of the offices above the shopping centre, and had been issued with a schedule of dilapidations by the owner at the end of term. I was asked to help out to produce a schedule of work, challenge any unrealistic requests and specify the work for tendering.

The commission came indirectly to me through an organisation the client regularly used. I was employed so the organisation could continue to offer their client a full service.

The tenders were sent out, and a contractor appointed before there was an agreement between the head lessee, the owner, and one of the sub lessees, who wished to remain in the building.

My role changed to include being part of the negotiation team for the Head lessee. The outcome was all parties got more or less what they wanted from a mutual and binding agreement.
